Acceptable Use Policy

This Acceptable Use Policy (this "Policy") governs your access to and use of Ask Houser (also called "Houser", the "Service"), provided by Houser Technologies LLC, a Colorado limited liability company doing business as AI Housers ("Company", "we", "us", or "our"), with its principal place of business at 1281 E Magnolia St, Unit D #277, Fort Collins, CO 80524.

This Policy is part of, and is incorporated by reference into, the Terms of Service. It works together with the Privacy Policy. Capitalized terms used but not defined here have the meanings given in the Terms of Service. In the event of a conflict between this Policy and the Terms of Service, the Terms of Service control unless expressly stated otherwise. We may update this Policy from time to time as described in the Terms of Service.

1. Purpose & Scope

1.1 The Service is a business tool that provides general regulatory information and decision-support for affordable housing professionals (for example, public housing authority staff, compliance officers, and owners/agents). It answers compliance questions with citations to authoritative public regulatory sources (federal and state), curated by Houser.

1.2 The Service is decision-support, never a decision-maker. It does not provide legal or tax advice and does not create any attorney-client or other professional relationship. The Service is designed not to auto-sign, auto-submit, or make eligibility or adverse determinations, and you must not configure or use it to attempt to do so. A qualified human must review each Output, verify it, and take responsibility for any decision, signature, submission, or action. Outputs may be inaccurate, incomplete, or outdated (including citations), and you must independently verify them against current authority and your own policies before relying on or acting on them.

1.3 The Company is not a law firm and does not practice law in any jurisdiction. The Company's provision of general regulatory information and software tools is the sale of general-purpose software and information, not the provision of legal services.

1.4 This Policy applies to every User and Customer and to all access to and use of the Service, including all Content (your inputs and Outputs) you submit, generate, store, or share through the Service.

1.5 The Service is intended for professional and business Users only. It is not intended for consumers, pro-se tenants, or children, and is not designed for use in providing direct legal services to tenants.

2. Permitted Use

Subject to the Terms of Service, your Subscription, and this Policy, you may use the Service only for lawful, professional purposes in connection with the administration of affordable housing programs, including to:

2.1 Research federal and state housing regulations and guidance and review the cited public sources directly;

2.2 Support your own independent review, analysis, and decision-making, where a qualified human reviews each Output, verifies it against current authority, and takes responsibility for any decision or action.

You remain solely responsible for your decisions, for your compliance obligations (including under the Fair Housing Act and other anti-discrimination laws), and for the accuracy and lawfulness of the inputs you provide and the actions you take.

3. Prohibited Conduct

You must not, and must not permit any User or other person to, do any of the following when accessing or using the Service.

3.1 Sensitive Personal Information

  • Do not input prohibited sensitive personal identifiers, including Social Security numbers and financial account numbers, into the Service. We instruct Users not to submit such data, and the Service automatically attempts to hard-block detected Social Security numbers and financial account numbers from being sent to the AI models and to prompt you to remove them. This detection is automated and best-effort only; it may not catch every instance, and you remain responsible for not entering prohibited data.
  • Do not input tenant or other individuals' personal information that is not necessary for your professional use, or that you are not authorized to disclose.

3.2 Decisions Affecting Individuals

  • Do not use any Output as the sole basis for any adverse action, eligibility determination, or other decision affecting an individual (for example, a tenant or applicant) without independent verification against current authority and meaningful human review.
  • Do not rely on the Service to make, automate, or substitute for determinations that law, regulation, or your own policies require a qualified person to make.
  • Do not configure, integrate, or use the Service to auto-sign, auto-submit, or otherwise act on an Output without qualified human review and sign-off.

3.3 Unauthorized Practice of Law / Misrepresentation as Advice

  • Do not present Outputs as legal advice or tax advice, or hold the Service out as a lawyer, law firm, or tax advisor.
  • Do not use the Service to engage in the unauthorized practice of law or to provide legal services to third parties (including tenants).

3.4 Fair Housing & Anti-Discrimination

  • Do not use the Service to violate the Fair Housing Act or any other federal, state, or local anti-discrimination law, or to facilitate, encourage, or carry out discrimination against any person or protected class.
  • Do not request, generate, or attempt to generate content that discriminates or encourages discrimination based on race, color, religion, sex, disability, familial status, national origin, source of income, or any other characteristic protected by applicable law — including by attempting to circumvent the Service's safeguards (for example, through hypothetical, role-play, or "testing" framings).

3.5 Misrepresentation as Government / HUD

  • Do not present Outputs as official HUD or other government determinations, decisions, or guidance.
  • Do not state or imply that the Service, the Company, or any Output is affiliated with, endorsed by, sponsored by, or issued by HUD or any government agency. The Company is not affiliated with, endorsed by, or sponsored by HUD or any government agency.
  • Do not misrepresent any certificate, badge, or credential issued by the Service as a government-issued certification, an accredited qualification, a license, or continuing-education credit.

3.6 Security, Integrity & Technical Restrictions

  • Do not probe, scan, or test the vulnerability of the Service; breach or circumvent any security or authentication measure; or access any account, data, or system you are not authorized to access.
  • Do not attempt to manipulate, "jailbreak," or prompt-inject the Service's AI models; bypass, disable, or probe the Service's safety guardrails or content restrictions; or induce the Service to reveal its system prompts, configuration, or safety mechanisms.
  • Do not scrape, crawl, harvest, or use automated means to extract data from the Service, and do not systematically extract, download, or reconstruct any substantial portion of the knowledge base by any means, except as expressly permitted in writing.
  • Do not access the Service by automated means — including scripts, bots, headless browsers, or programmatic clients — except through interfaces we expressly provide for that purpose.
  • Do not reverse engineer, decompile, or disassemble the Service, or attempt to derive its source code, models, weights, or underlying knowledge base, except to the extent this restriction is prohibited by applicable law.
  • Do not circumvent or attempt to circumvent usage limits, rate limits, message caps, or tier or seat restrictions.
  • Do not share account credentials, allow more than one individual to use a single User account, or use another person's account; each account and each seat is for one named individual.
  • Do not resell, sublicense, rent, lease, or provide the Service to third parties as a service bureau, or otherwise make the Service available to anyone other than authorized Users under your Subscription, except as expressly permitted in writing.
  • Do not use the Service or Outputs to develop, train, or improve a competing product or AI model, and do not systematically compile, republish, or commercially redistribute Outputs or knowledge-base content as a standalone product or dataset (normal professional use of individual Outputs in your own work is permitted).
  • Do not introduce malware or otherwise interfere with, disrupt, or impose an unreasonable load on the Service or its infrastructure.

3.7 Unlawful, Infringing, or Harmful Use

  • Do not use the Service for any unlawful, fraudulent, abusive, harassing, defamatory, or otherwise harmful purpose.
  • Do not input, upload, or share Content that infringes or misappropriates any intellectual property, privacy, or other right, or that you do not have the rights and authority to use, store, or submit (including any third-party materials).
  • Do not use the Service in violation of any applicable law, regulation, or contractual or fiduciary obligation, or in any way that misuses the public-domain materials in a manner inconsistent with their terms.

4. Enforcement

4.1 We may investigate suspected violations of this Policy and may, at our sole discretion and with or without notice, suspend, limit, or terminate your access to all or part of the Service; remove or disable Content; revoke or restrict features; or take any other action we consider appropriate, including in response to a single violation.

4.2 We are not obligated to monitor use of the Service, but we may do so to operate, secure, and protect the Service and to enforce this Policy and the Terms of Service. Where we reasonably believe it is required or appropriate, we may report activity to law enforcement or other authorities.

4.3 Suspension or termination under this Policy does not entitle you to any refund except as expressly provided in the Terms of Service, and does not relieve you of obligations accrued before suspension or termination. Our rights under this Policy are in addition to all other rights and remedies available to us at law, in equity, or under the Terms of Service.

5. Reporting Abuse

If you become aware of any violation of this Policy, any security vulnerability, or any other misuse of the Service, please report it promptly to support@aihousers.com or legal@aihousers.com. Please include enough detail to allow us to identify and investigate the issue. We appreciate good-faith reports and will review them, but we do not guarantee any particular response or outcome.
